Site Zoning Classification is requested for record and references purpose.


1. Letter-request addressed to the Zoning Coordination/Municipal Planning and Development Coordinator
2. Lot Plan with vicinity map drawn to scale signed by a Geodatic Engineer
3. Transfer Certificate of Title (TCT) or Deed of Sale
4. Real Property Tax Declaration
5. Certificate of Real Property Tax Payment
6. Special Power of Attorney of land owner’s authorized representative, if any.

About the Service
The owner’s copy of updated tax declaration is secured upon transfer of ownership of real property from the previous to the new owner. This is done to update the records of the municipal government and to transfer real property taxation to the new owner.

Deed of Conveyance (sale, inheritance, donation, etc.)
Certificate of Real Property Tax Payment
Transfer Tax Receipt
Clearance from the Bureau of Internal Revenue, especially regarding Payment of Capital Gains Receipt
Photocopy of Title (if titled)
Declaration Fee (Php50.00/TD)

Copy of Approved Subdivision Plan (segregation, consolidation)
Community Tax Certificate (Cedula)

Paying Real Property Tax

About the Service

Owners of land and buildings have to pay real property taxes annually. Taxes are a percentage of the property’s taxable value. Taxable value is computed by multiplying a land or building’s Fair Market Value (FMV) to it’s Assessment Level. Real Property tax payments are made at the Land Tax Division of the MTO. Taxpayer’s may choose to pay on an annual or quarterly basis. Discounts are given to those who pay in advance.

Payment of Market Rental

About the Service

All registered stallholders are required to pay their rental at the Market Office on or before the 15th day of every month as a stated in their Contract of Lease. Failure or non-payment on or before on or before the due date forestalled a surcharge of 25% of the total rent due. <>

Securing Certifications on Tax Declaration, Property Holdings or Non-Improvement

About the Service

The Tax Declaration (TD) services as the municipal permanent record for every real property unit (land or building). A certified true copy or certifications of various property holdings or non-improvements thereon may be requested from the Municipal Assessor’s Office.
